This is a comprehensive management service covering every aspect of new build properties. Ideally suited to landlords who have new-build apartments and who are unable to, or do not wish to have direct involvement with the “snagging” and handover processes required with a new build property.
TCG will manage your property even before handover, ensuring that all building works have been completed to a satisfactory level (snagging), work with the developer to ensure all remedial work is completed to standard, thus ensuring the property is suitable for letting.
Service Comprising:
• Full snagging on new flats carried out and documented to landlord
• Snagging updates and liaison with building control
• Sign off of apartment on behalf of landlord - after landlord consent
• Utility Meter readings at sign off - with details passed to relevant bodies
• Accommodation registered with councils to assist with service provision
• One month inspection of new build apartments and arrange repairs, touch-ups etc
• Access to apartment (pre-let) to allow trades people and furnishings etc
• Co-ordination of furnishings to coincide with sign-off of accommodation
• Management of primary fixtures through pre-negotiated contracts (carpets and blinds etc)
• Registration of kitchen appliances to ensure validity of warranties
• Sign off of property – ensuring it’s readiness for rental
• To act as a key holder prior to a tenancy agreement
